Communication-Focused General Contracting

We know what everyone is doing, all the time.

A general contractor's job is to organize the work of several teams on one site. We run it on site planning, strategizing and communications software, and we report what we see back to you at every stage of the project.

If anything needs to change on the original plan, it is discussed with you and gets your complete approval before we go ahead.

How we run a job

Your sign-off: the quote, the plans, any change to them, and the final walkthrough.

How the teams on a typical job line up. Your own schedule and delivery timeline are worked out with you at the consultation.

From design and permits to final walkthrough

The same schedule, one phase at a time.

Every job runs in this order, whether it is a backyard ADU or a kitchen. Each picture shows the kind of work that happens in that phase.

Phase 1 · Consult

We sit down with you

It starts with a consultation, where we work out a construction plan and a delivery timeline that meets your needs. The result is a cost breakdown and a quote.

Rolled and unrolled blueprints with a tape measure and pencil on a sawhorse table inside a framed room

Phase 2 · Plans + permits

Blueprints, then the permit

We work directly with architects, drafters and engineers on the plans, and in almost every case we apply for the building permits for you.

Freshly poured broom-finish concrete with wooden forms still staked along the edge

Phase 3 · Foundation + frame

Concrete, then framing

Concrete contractors and carpenters on site, scheduled so one team hands straight to the next instead of leaving the job standing.

An open stud wall with new plumbing lines, electrical cable, a junction box and a duct boot

Phase 4 · Rough-in

Pipes, wiring and ducts

Plumbers, electricians and HVAC go in while the walls are open, sequenced around the inspections the permit calls for.

Phase 5 · Finish

Floors, cabinets, trim, paint

Finishing details from our in-house crews and the long-term subcontractors we work with, every one of them fully insured.

Phase 6 · Walkthrough

Your final walkthrough

We walk the finished work with you and close out the last items before the job is called done.

Asked at the first meeting

What people ask a general contractor first.

Straight answers on estimates, permits, licensing and what happens when a plan changes. Anything else, call (209) 205-5901.

A general contractor hires and organizes all the different teams a project needs, such as a flooring contractor, cabinetry specialist, plumber and electrician. During planning, Fischer And Associates Urban Development works with architects and blueprints to help you settle on the design and materials. During the build, we work as craftspeople and manage the subcontractors.

Estimates are calculated from the type, quality and quantity of materials, the labor required, the specialist subcontractors involved, the overall size and scope of the project, and its duration. We sit down with you at a consultation, work out a construction plan and timeline, and draft a cost breakdown and quote from that.

Yes. We are a licensed general contracting company, Contractor License Number 1104136. Every member of our team and every subcontractor we employ is fully insured.

It depends on the size and type of job, so call (209) 205-5901 and talk it through. In almost every case, we will apply for the proper building permits for you. That is one of the main benefits of hiring a general contractor.

For a home addition or new construction that needs an architectural blueprint, get the plans organized first; we work directly with drafters and architects and their technical plans. If your project does not need architectural plans, bring us in right away. It is easier to see a project through from the beginning than to start in the middle of someone else's work.

You hear about it before anything happens. If anything needs to change on the original plan, we discuss it with you and get your complete approval before going ahead with it.
